5 Tips on how to choose the right real estate agent

Many buyers, sellers, tenants and landlords have experienced the inconvenience of dealing with unprofessional agents. Having a broker who does not answer your calls or wastes your time on viewing a property which looks nothing like the one advertised on the portals are only some of the situations you might have encountered. To ensure you are dealing with a true real estate professional, you should ask yourself the following questions:

1. Is the agent working for a reputable agency?

Firstly, make sure the agent works for a well-reputed real estate company. Check how long the company has been operating in Dubai and whether they won business awards. Well-esteemed companies provide rigorous training to their consultants to equip them with the knowledge and skills required to be successful.

2. Is he RERA certified?

Dubai Real Estate Regulatory Agency (RERA) was established in 2007 to regulate the Dubai real estate sector. Therefore, RERA is responsible for licensing all real estate activities, including licensing estate agents. You can always check if your agent is RERA certified simply by viewing his profile on property portals. The BRN number should be there. Otherwise, you can ask him directly.

3. Is the agent knowledgeable?

Most real estate agencies have consultants specialized in particular areas; therefore, your agent should be expert in the community he is covering. If he does not know what the community has to offer in terms of units, features, amenities… he will not understand what is so unique and differentiates your property from others on the market. The longer he works in a neighbourhood, the better area-knowledge he will have.

4. How is he marketing the property?

The agent working for a good real estate company will arrange a professional photoshoot for your property to ensure your listing gets the optimal number of leads. Furthermore, he will make sure to mention your property’s unique selling points in the advertisement. If possible, he will arrange an Open House or set rental/sale boards to further maximise the exposure of your property.

5. Is the listing exclusive?

Often the same property is given to several different agents/agencies so you might see it several times on property portals. If you are looking for a property, make sure the listing is verified which means the property’s full authenticity documentation was checked and approved by the portal’s quality controllers.

Sellers often face situations where agents, while working simultaneously on several listings, do not treat their property with full dedication. If you want the consultant to focus on selling/renting your property, you should list it exclusively with him. This will ensure that the agent will fully commit to your property. Hence, once he comes across a client looking for a unit similar to yours, he will first offer your property.
